Construction and Project Management

 

 

JM Property provides a complete management package regarding the planning and construction of all types of property. We act as your constant local partner which enables you to quickly source the most competitive rates of labor and quality tradesmen as well as sourcing particular materials or information relevant to the project. We are representing your personal requirements and enforcing your instruction. Overseeing the project is an important task and we pride ourselves on sending constant updates and images of progress throughout every stage of the project. Obviously we can not promise that everything will always go to plan; factors such as the weather or other circumstances may sometimes cause delays which are beyond our control. What we can and will do, is keep you fully informed throughout, giving you constant assurance that all is under control; which makes the whole process as stress free as possible. Jerry Mitsialis is responsible for organizing and directing the project as well as supervising each stage of work which will involve:

Organization of Documentation
All necessary Planning documents.
Documents necessary throughout building/renovating i.e.Electricity permits.
Collection of all details including quotations/receipts etc.
Necessary tax documents kept in order and presented to the tax office as necessary.

Quotations
We can offer:
Guidance and accompaniment to clients wishing to be involved at the quote stage.
Full organization of this procedure in order to provide you with complete package price and time of completion.(Individual quotes will always be made available for client scrutiny.)

Project Stages
Organization of project stages.
Communication with relevant parties at each stage to make sure that availability agreements and timescales are adhered to.

Site Supervision
Stages will be set out and realistic time scale incorporated. We will ensure that timescales are adhered to unless genuine occurences cause delay. In this instance, a report will be made explaining the cause and expected time of continuation of work.

Time Management
Regular updates and communication of specific details as required, including:
Digital images/diagrams.
Specific details, requirements, suggestions or queries relating to the project.

Management of Payments
Payments are most easily managed by a bank account. The client can give JM Property a power of attorney in order to use the account for payments to the project. Quotes, invoices and receipts will be sent as and when appropriate and funds made available in this account are easily directed when needed. All withdrawal records will be kept and are of course available to the client directly through the Bank. If you have a lot of time to commit to a project and you are looking for assistance, rather than full management services, we can work with you to develop a tailored approach that is flexible and designed to suit individual needs and requirements.

Management Fee
We feel that the best way to ensure that our fee reflects the size and demands of the project is to work on a percentage of the project value. For a full site management project, including all of the services listed, we will charge a fee of 12% of the project value. Please note that an estimated starting price for building in Paxos is 1.500 €/sqm and the stages are generally as specified below:

Project Stage breakdown

1. Design and Planning
Development of plans using engineer services
Acquisition of planning permission and electricity permit
Quotations and project planning.

2. Pre-build stages
Excavation, movement of obstruction ground leveling and baser.

3. Foundation and structural columns
Concrete pre-layer main foundation irons and concrete structural columns and beams, reinforced concrete.

4. Main structures
External walls; Brick, Insulation, Stone/Render Internal dividing walls Plumber and Electrician will carry out tasks from this stage.

5. Roof
Roof timber Insulation, waterproof membrane and tiling Guttering supports and channels.

6. Plaster Pre-layer
Internal render undercoat Main fireplace structure.

7. Main finishes
Internal and external render and stone finishes Sterna and swimming pool render and waterproofing.

8. Closure and internal finishes
Internal and External doors and windows Flooring Tiling.

9. Home completion Kitchen fittings Bathroom fittings Light Fittings Furniture Accessories.
